Looking for an apartment in Tirana, a house on the coast or a plot of land, perhaps from London, New York or Zurich? Albania has no single portal that holds every listing. Ads are spread across general classifieds sites, property portals and agency networks, and each works differently. We checked the main ones and compared what matters most when you search from a distance: language, listings, tools and how you reach the seller.

  • Search in your own language: hyrja.al works in Albanian, English, Italian, German, French and Greek, and has a guide to buying from abroad. Homezone, Duashpi.al and Century 21 Albania also have English versions.

Checked on each site's public pages on 1 October 2026. Quotes are exact. Each site counts its listings differently, so the sizes are not directly comparable. Agency networks and international portals are covered below.

Save a search on hyrja.al and get an alert when a match is listed

It works even while a city has few listings: you hear about new matches without checking every day.

1. hyrja.al: property only, in six languages

Our site

hyrja.al is a property marketplace for the whole of Albania: homes for sale and rent, commercial property, land and new developments. It launched on 30 September 2026.

What stands out

  • Six languages: Albanian, English, Italian, German, French and Greek.
  • Every listing shows the price per m², an indicative estimate of the total cost of buying or renting, and the price history.
  • Every listing shows when the seller last confirmed the property is still available. Sellers are asked to confirm at least every 30 days; otherwise the listing says availability is not confirmed.
  • Agencies and developers can be verified by NUIS, the Albanian business registration number, and each badge says exactly which check was done.
  • Map search (including drawing an area or searching by travel time), saved searches with alerts and side-by-side comparison of up to four properties.
  • Viewing requests, including live video viewings on WhatsApp or Viber, and in-platform messaging. Your phone number stays private.
  • A free home valuation with the official reference prices (VKM no. 457/2023) for 62 cities, a buying-cost calculator, a monthly market report and a guide to buying from abroad.

Good to know

  • It is new, so for now it has fewer listings than older sites.
  • Private owners are not identity-verified. Only businesses are, by NUIS.
  • There is no app in the App Store or Google Play; the site works in the browser on phone and computer.

Best for: buyers abroad who want to search in their own language and understand the full cost before they travel.

2. MerrJep: general classifieds with apps

MerrJep is a general classifieds marketplace, and property is one of many categories alongside cars, jobs and phones. On 1 October 2026 its homepage read “Kërkoni në mesin e 1.683.857 njoftimeve” (“Search among 1,683,857 ads”), a total for all categories.

What stands out

  • Free basic posting: “Posto njoftime FALAS!” (“Post ads for free”).
  • iOS and Android apps, and on-site messaging.
  • Shops and VIP subscription plans for businesses.

Good to know

  • We saw the site in Albanian only, so you may need your browser's translation.
  • Its property category page and its VIP plans page did not open for our check on 1 October 2026, so we do not describe their filters or prices.

Best for: casting the widest net, if you read Albanian or use your browser's translation.

3. Njoftime.com: forum-style classifieds

Njoftime.com works like a forum: every ad is a thread inside a section. On 1 October 2026 the “Shtepi ne shitje” (houses for sale) section held about 119,200 threads and “Shtepi me qera” (houses for rent) about 136,200. These are thread totals, not the number of homes available today.

What stands out

  • Sections for business premises for sale (about 12,100 threads) and for rent (about 37,100), and for land (“Truall”, about 4,700).
  • A requests section (“Kerkesa”) where buyers and renters post what they are looking for.
  • An interface language selector: Albanian, English, French, German, Greek, Italian and Serbian.
  • It can be installed as a web app from the browser.

Good to know

  • The interface changes language, but the ads we saw were written in Albanian.
  • You need an account to post, using the “+publiko njoftimin” button.

Best for: browsing a high volume of ads and posting a “wanted” request yourself.

4. Homezone: a property portal with market data

Homezone is a property portal. On 1 October 2026 its homepage showed, under “Raporti i çmimeve 2025” (2025 price report), an average sale price of €1,790 per m² for Albania and €2,206 per m² for Tirana, with a yearly change of +6.8%.

What stands out

  • A free online valuation, and mortgage and tax calculators.
  • Map search, and listing counts by area, such as 1,911 properties for sale in Paskuqan (Tirana).
  • English, Italian and German versions of the site, besides Albanian.
  • Public plans: a free plan for individual sellers, and Premium Agent €19, Premium Pro €49 and Premium Office €99 a month for agents and agencies.

Good to know

  • The price figures on its homepage come from its 2025 report.

Best for: comparing areas and price levels before you make a shortlist.

5. Duashpi.al: a property portal with apps

Duashpi.al describes itself as a property portal for Albania, with homes for sale and rent, land and business premises. Its homepage says it has “100.000+” properties and “200.000+” visitors a month; these are its own figures, which we have not verified.

What stands out

  • iOS and Android apps that, according to the site, alert you to properties that interest you.
  • A mortgage calculator, a property revaluation calculator and pages with the official reference prices for 2023 and 2025.
  • Albanian, English and Italian versions.
  • Free posting after registration: “Rregjistrohu dhe publiko falas”.

Good to know

  • Its search has an “AI Search” option, marked as beta.

Best for: searching on your phone with app alerts.

6. Agency networks: Century 21 Albania and RE/MAX Albania

These are franchise agency networks, not open portals: you work with their agents. Century 21 Albania says it has “49 zyra të licencuara dhe më shumë se 440 agjentë profesionistë aktivë në të gjithë vendin” (49 licensed offices and more than 440 active professional agents across the country). Its site is in Albanian and English, has map search and showed 5,964+ properties in Tirana, 5,224+ in Durrës and 989+ in Vlora on 1 October 2026.

RE/MAX Albania's homepage shows “300+” agents, “30+” offices and “6,000+” listings. We saw its site in Albanian only.

Best for: buyers who want one agent to run the search for them.

7. International portals

International sites such as Realting.com also list property in Albania: its Albania page showed 8,503 properties on 1 October 2026, including 1,300 long-term rentals, for example apartments in Tirana. They are handy for comparing countries. If you use one, check which local agency is behind each listing and ask for its NUIS.

Best for: comparing Albania with other countries before you narrow down.

Buying from abroad: what to check on any site

  1. Search in a language you read well

    Misreading a floor, an area or a payment condition is expensive.

  2. Know who is behind the listing

    An agency or developer should give you its NUIS. On hyrja.al, verified businesses carry a badge that says which check was done.

  3. Compare the price per m²

    Check it against similar homes in the same area and against the official reference price for the city. Our free home valuation shows both.

  4. Work out the full cost before you fly

    Notary, registration and agency fees add up. Use the buying-cost calculator.

  5. Start with a video viewing

    Then visit in person, or send someone you trust.

  6. Never pay a deposit before the documents are checked

    Ask for the ownership certificate and have a notary or an independent lawyer review it.

How we compared

  • On 1 October 2026 we checked each site's public pages without logging in.
  • We only state what the sites say about themselves or what their pages showed that day. Quotes are exact.
  • Listing, office and agent counts are the figures each site shows; we did not verify them independently.
  • Indomio.al did not open for our check (it asked for a CAPTCHA), so it is not included this time.
  • hyrja.al is our site. No other platform paid for this comparison or saw it before publication.

Which website has the most property listings in Albania?

There is no reliable like-for-like count, because each site counts something different. On 1 October 2026, MerrJep showed 1,683,857 ads across all its categories, not only property. Njoftime.com showed about 119,200 threads under houses for sale and about 136,200 under houses for rent, which are totals of threads rather than homes available today. Duashpi.al says it has more than 100,000 properties, and Century 21 Albania showed 5,964+ properties in Tirana.

Can I search Albanian property websites in English, Italian or German?

hyrja.al works in six languages: Albanian, English, Italian, German, French and Greek. Homezone has English, Italian and German versions, Duashpi.al has English and Italian, Century 21 Albania has English, and Njoftime.com has an interface language selector. On MerrJep we saw only Albanian.

Are listings on Albanian property websites verified?

It depends on the site, and “verified” can mean different checks. On hyrja.al, only agencies and developers can be verified, by their NUIS business number, and each badge says which check was done. Private owners are not identity-verified, and every listing shows when the seller last confirmed it is still available. On any site, ask for the ownership certificate and have a notary or an independent lawyer check it before you pay anything.

Is it free to list a property in Albania?

On hyrja.al, private owners list for free, up to 5 new listings a month, and agents and agencies can choose Premium plans from €29 a month. On 1 October 2026, MerrJep's homepage said “Posto njoftime FALAS!” (post ads for free), Homezone's free plan listed unlimited property listings (“Pa limit”) and Duashpi.al said “Rregjistrohu dhe publiko falas” (register and post for free). Check each site's current terms before you post.

hyrja.al is new. Why use it?

It launched on 30 September 2026, so it has fewer listings than older sites for now. It adds six languages, price per square metre next to every sale price, an estimate of total buying or renting costs, price history, NUIS-verified agencies and developers, viewing requests including video, and saved searches with alerts, so you hear about new matches without checking every day.
