How the estimate is calculated
We look for homes like yours listed on hyrja.al: same kind of property (apartments with apartments, houses with houses), for sale or for rent as you chose, with a similar size. We start with your neighbourhood; if there are fewer than 5, we use the whole city, then a wider size range.
Each home's price per m² is corrected for its floor, age, condition and extras, extreme prices are left out, and the median is applied to your home's size and details. The corrections are small and fixed (for example −5% for a ground floor, +8% for a sea view, −10% for a home that needs renovation) — you can see them under the result.
The range is wider when the data is thinner or when similar homes are priced very differently. If there are not enough homes to compare, we use the official reference price for the city; if there is none either, we show no figure.
Data sources
Listings: asking prices of the listings currently live on hyrja.al. Example listings are never used. Asking prices are what sellers ask, not the final price of a sale.
Official reference prices
When there are too few comparable homes, a sale estimate uses the average reference prices per m² for residential buildings approved by the Council of Ministers (VKM nr. 457, 26.7.2023, Annex 1), which the State Cadastre Agency (ASHK) and the tax office use for sales. In Tirana, where the table has 32 zones, we use their median.
These prices are values for tax purposes and are often below what homes sell for, which is why estimates based on them are marked as low confidence.
What an automatic estimate can't do
It doesn't see the home, the view, the building's quality, the documents (ownership certificate, permits) or legal issues. Two homes in the same street can differ a lot.
Use it as a starting point. For a sale, a mortgage, an inheritance or a court case you need a valuation by a licensed valuer.
