How Hyrja keeps property search honest

What each badge means, how we check listings, how to report a problem and how search ranking works — explained plainly.

Verification: separate checks

“Verified” on its own means very little, so we never use it that way. Hyrja runs separate checks, and each one has its own badge. A listing can pass one check and not another — the listing page always shows which checks were done and which were not. Hyrja does not verify the identity of private owners: anyone can publish a listing.

  • Verified agency / developer

    Business verification

    For agencies and developers we check the business registration (NUIS) and that the person managing the account works there. Private owners are never asked for ID.

    It does not confirm that the seller owns this particular property — Hyrja does not check ownership or legal documents.

  • Property details verified

    Property verification

    Size, typology (e.g. 2+1), floor and main features are checked on site or against the listing photos.

    It does not assess condition, value or build quality.

  • Location verified

    Location verification

    The map position is confirmed against the address or the cadastral map. When a seller chooses privacy, we show an approximate area instead of a pin.

    Distances such as “to the beach” are straight-line estimates calculated by Hyrja.

Hyrja does not collect, store or review legal documents. The only ownership information on a listing is the seller's answer to “Has ownership certificate? Yes / No”, always labelled “Declared by the seller”. If the seller didn't answer, it shows “Not stated”. Always check ownership with a notary and a lawyer before you buy.

Reporting a listing

Every listing has a “Report listing” button. Reports go to a person on our team, not to the seller, and you don't need to explain more than you want to.

  • The property is already sold or rented
  • The price, photos or details are wrong
  • You think the listing is a duplicate or a scam
  • The seller asked for money before a viewing
  • Offensive or discriminatory content

Fraud prevention and duplicate detection

We look for patterns that often indicate a problem: the same photos on several listings, prices far below similar properties, or one property listed by several sellers.

These signals only flag a listing for human review. We never label a listing or a seller as fraudulent automatically, and a flagged listing stays visible while it is reviewed unless there is a clear risk to users.

  • Never pay a deposit or “reservation fee” before you have seen the property and had its ownership checked by a notary
  • Be careful with prices far below the area median
  • Keep conversations in Hyrja messages so we can help if something goes wrong

Messaging safety

Contact happens through Hyrja messages. Phone numbers and email addresses are never shown automatically — you decide if and when to share yours.

  • Your contact details stay private until you share them
  • Viewing requests are recorded in the conversation
  • You can report or block a conversation at any time

Privacy on listings

Sellers can hide the exact address: the map then shows an approximate area of a few hundred metres, and the street name is withheld until the seller chooses to share it.

Hyrja never asks sellers to upload property or legal documents.

How “Recommended” ranking works

The default “Recommended” order is a published score. Sellers can see exactly what improves it — and none of it can be bought.

Featured listings are paid placements. They are always labelled “Featured” or “Sponsored”, appear in separate slots, and have no effect on the Recommended order.
