Methodology

All figures are calculated by hyrja.al from the listings published on the site. They are medians — the middle value — so a few very cheap or very expensive listings don't distort them.

Source: apartments for sale and for rent listed on hyrja.al on the date shown — asking prices, not transaction prices
Apartments only (apartments, studios, penthouses and duplexes); houses, villas, rooms, land and commercial property are excluded
Price per m² = asking price ÷ gross area; prices in Lek or USD are converted to EUR at an indicative rate
A figure is published only when at least 5 listings are behind it; below that we show “Not enough data”
Gross rental yield = median annual asking rent per m² ÷ median asking sale price per m² (by typology: median annual rent ÷ median price of the same typology)
Monthly and past figures use the listings live today that were already listed on that date, at the price they had then (from each listing's price history); listings removed since are not included
A city includes all its neighbourhoods; the number of listings behind each figure is shown next to it

What these figures don't include

Transaction prices (what homes actually sold or were rented for) and time on market are not available on hyrja.al. We only publish what we can calculate from listings.
