Rent in Tirana in 2026: prices by neighbourhood, from 1+1 to 3+1

How much does it cost to rent an apartment in Tirana in 2026? In the first half of the year, a 1+1 (one-bedroom apartment) rented for an average of 590 € per month and a 2+1 (two-bedroom) for 954 €, according to transactions by the Century 21 agency in 13 areas of the city, published by Monitor on 8 August 2026. The neighbourhood changes the price a lot: a 1+1 cost from 330 € in Kinostudio to 850 € near the Artificial Lake. According to INSTAT (the Albanian Institute of Statistics), rent growth is slowing: 3.2% in September 2026, down from 8.5% at the start of the year.

Rent in Tirana by area: how much each neighbourhood costs

The gap between areas is large. In the Century 21 table, a 1+1 in the most expensive areas costs more than twice as much as a 1+1 on the outskirts, and a 2+1 near the two stadiums costs more than three times as much as a 2+1 in Kinostudio.

Three things stand out in these figures:

  • For a 1+1, rent rose in 10 of the 13 areas (in Fresku by just 1 €). It fell near the Selman Stërmasi stadium (−23%), at the Artificial Lake (−15%) and in Komuna e Parisit (−6%). According to Monitor, Century 21 agents explain the drop by fewer rental contracts and limited supply in these areas.
  • For a 2+1, rent did not fall in any area. The largest increases were in Myslym Shyri (+87%), near the Selman Stërmasi stadium (+53%) and near Air Albania Stadium (+46%). According to Monitor, 2+1 apartments are the most sought-after rentals, because they suit families, young couples, professionals and students who share a flat.
  • The outskirts remain much cheaper. In Kinostudio, Fresku and Kombinat a 1+1 cost 330 to 360 € and a 2+1 around 450 €, with small increases over the year, except for the 2+1 in Fresku (+29%).

For some of these neighbourhoods we have dedicated guides, with sale prices, transport and services: for Blloku, Komuna e Parisit, Don Bosko, Astiri and Kombinat. The sale price per square metre in each area is in apartment prices in Tirana by area.

Studio, 1+1, 2+1 or 3+1: what we know about each

For 1+1 and 2+1 there are data from signed contracts. For 3+1 (three-bedroom) there are only prices reported by users, and for studios we found no average published in 2026.

Numbeo is a database where users report prices themselves: for Tirana, 1,148 prices from 107 people in the 12 months to October 2026, across all cost-of-living items. Its figures for a one-bedroom apartment fall within the Century 21 range, so we use them as a guide for 3+1 apartments, for which the agencies published no average. A third source, the CPM agency, calculated for Monitor an average rent of 721 € for apartments in Tirana from 2026 transactions, without splitting it by type (12 June 2026).

Studios

None of the sources has a figure for studios: the Century 21 data published by Monitor cover only 1+1 and 2+1, Numbeo does not have this category and INSTAT does not publish rents by apartment type. As a reference point, the cheapest 1+1 in the table was 330 €, in Kinostudio. For rooms and flats near the faculties, read student rentals near the universities; if you are thinking of buying to let, the comparison of apartment types is in studio or 1+1 as an investment.

Furnished or unfurnished

Neither Century 21, nor Numbeo, nor INSTAT separates furnished from unfurnished homes. When you compare two offers, compare homes with the same level of furnishing and ask what is included: kitchen appliances, air conditioners, the washing machine. In the rentals on hyrja.al the furnishing is shown in every listing, together with the monthly rent and the move-in date.

Are rents in Tirana still rising? What INSTAT shows

Yes, but more and more slowly. The rent index within INSTAT's Consumer Price Index rose 3.2% in September 2026 compared with September 2025, down from 8.5% in January and February 2026.

The acceleration began in spring 2025: from 0.9% in January and February 2025, annual growth reached 6.6% in September 2025 and 8.5% from December 2025 to February 2026. Since March 2026, every month has been lower than the one before. In September 2026 the index was practically unchanged from August (0.0%), whereas in September 2025 it had risen 1.4% within a single month.

The Bank of Albania links this slowdown to the long-term rental market:

Core and domestic inflation declined, a trend driven mainly by the fall in rent inflation, reflecting a better balance between demand and supply in the long-term rental segment.

Gent SejkoGovernor of the Bank of Albania, press conference, 7 October 2026

In its market survey for the first half of 2026, the Bank of Albania writes that, according to agents, rents rose and demand for rentals was higher than in the previous six months. The information on rents comes mainly from agents working in Tirana (Financial Stability Report, page 40).

Why do the INSTAT and agency figures differ? The official index is an average for the whole country, while the Century 21 figures come only from the agency's transactions in 13 areas of Tirana. The 1+1 increase at Century 21 (4.4%) was lower than the index in the same months (5.7% to 8.5%), while the 2+1 increase (26%) was much higher. Over a longer period, from September 2020 to September 2026, INSTAT's rent index rose about 20%, slightly less than consumer prices overall (about 24%), while in three of the Century 21 areas the rent for a 2+1 rose 46% to 87% within a single year.

How much of the average wage rent takes

With INSTAT's average gross wage, 92,150 lek in the second quarter of 2026, an average 1+1 in Tirana takes about 59% of the wage and a 2+1 about 95%. The usual affordability threshold, 30% of gross income, which Monitor and Colliers Albania also cite, means a rent of up to about 300 € for one person on an average wage and about 600 € for a couple with two average wages.

None of the 13 areas had a 1+1 with an average rent below 300 €. For a couple with two average wages, 2+1 apartments within the threshold of about 600 € are found in only three areas: Kinostudio, Kombinat and Fresku. The INSTAT wage is a national, gross average, before contributions and tax, so the share of take-home pay that rent takes is larger than in the table.

Wages are rising faster than the official rent index: the average gross wage rose 9.8% from the second quarter of 2025 to the second quarter of 2026, while INSTAT measured 5.7% for rents in June 2026. But the average rent for a 2+1 in the Century 21 areas rose 26% within a year. Rents in these tables are in euros, while wages are in lek (ALL): how the exchange rate affects rents and property is explained in the article on the euro at 92 lek.

According to the 2023 Census, 39,572 households in Tirana County lived in rented homes, about 16% of all households, twice the share in Durrës County (7.8%). More on home ownership in what the 2023 Census shows about housing. For young people, the government has announced a rent subsidy: see rent for young people and the article on the rent bonus and social housing. If you are thinking of buying instead of paying rent, the comparison of the mortgage payment with rent is in mortgage or rent.

Data limits and method

All the figures above are averages, not the rent of the home you are looking at. They have four limits to keep in mind:

  • One agency, no contract count. The figures come from Century 21 data for 13 areas, and the published table does not show how many contracts are behind each one. When an area has few contracts in six months, a single expensive or cheap home moves the average: near the Selman Stërmasi stadium the 1+1 fell 23%, while the 2+1 rose 53%.
  • Contracts, not listings. Century 21 and CPM calculate from signed contracts. The Tirana apartment market page on hyrja.al will show asking rents from listings only once it has at least 5 comparable listings (methodology).
  • No breakdown by furnishing or size. No source separates the rent of a furnished home from an unfurnished one, nor by m².
  • National wage. INSTAT does not publish the quarterly average wage for Tirana alone.

How we calculated them

We took the table of areas from the Century 21 table that Monitor published on 8 August 2026, which states that the figures were calculated from transactions. We calculated the annual changes ourselves from the euro figures and rounded them to whole numbers, so some differ from the published ones, by up to 2 points. We also checked the averages: 590 € and 954 € match the simple average of the 13 areas (the sum of the areas divided by 13), so every area has the same weight, regardless of how many contracts it has. The median of the areas was 600 € for a 1+1 and 900 € for a 2+1.

We took the rent index (subgroup 04.1, base year 2025 = 100), the average wage and the Census data from the INSTAT statistical database on 10 October 2026. The rent share is the rent in lek divided by the average gross wage, at the official exchange rate of 1 € = 91.65 lek on 9 October 2026. We rounded the Numbeo figures to 10 €.

How to compare a rental offer with these figures

Use the tables as a starting point for negotiation, not as a fixed price. An offer well above the area average should have clear reasons, such as a larger floor area, a new building or parking; an offer well below it deserves more caution.

Frequently asked questions

In the first half of 2026, according to Century 21 transactions in 13 areas, a 1+1 cost an average of 590 € per month, 4.4% more than a year earlier. The area makes the difference: 330 to 360 € in Kinostudio, Fresku and Kombinat, 700 € in the former Blloku and 800 to 850 € near Air Albania Stadium, on Rruga e Elbasanit and at the Artificial Lake.
The average of the 13 Century 21 areas was 954 € per month in January-June 2026, up from 755 € a year earlier. In Kinostudio, Kombinat and Fresku a 2+1 cost around 450 €, while near the Air Albania and Selman Stërmasi stadiums it reached 1,500 €. The median of the areas was 900 €.
Of the 13 areas Century 21 measures, the cheapest was Kinostudio: 330 € for a 1+1 and 447 € for a 2+1 in January-June 2026. It was followed by Fresku and Kombinat, with 346 to 360 € for a 1+1 and 450 € for a 2+1. Neighbourhoods outside these 13 areas are not in the table.
No, but they are rising more slowly. INSTAT's rent index, which measures the whole country, rose 3.2% in September 2026 compared with a year earlier, down from 8.5% at the start of the year. According to Century 21, the rent for a 1+1 fell in three areas: near the Selman Stërmasi stadium, at the Artificial Lake and in Komuna e Parisit. For a 2+1 it did not fall in any area.
By the usual threshold, rent should not exceed 30% of gross income. For an average 1+1 of 590 €, about 54,100 lek, you need about 180,000 lek gross per month, roughly two average wages. With one average wage (92,150 lek gross, Q2 2026), the rent within the threshold is about 300 €.
We found no 2026 average from INSTAT, the Bank of Albania or the agencies that publish data from contracts. The Century 21 data cover only 1+1 and 2+1, Numbeo does not have this category and INSTAT does not publish rents by apartment type. As a reference point, the cheapest 1+1 in the 13 Century 21 areas cost 330 € per month. Compare studios with similar listings in the same neighbourhood.
According to INSTAT's 2023 Census, in Tirana County 39,572 households, about 16% of the 247,466 households, lived in rented homes. In Durrës County the share was 7.8%, in Vlora 8.7% and in Shkodra 3.8%. Most households in Tirana County, 186,870, were owners or in the process of obtaining their title deed.
