How much does renting out an apartment earn?
The median monthly asking rent for apartments in Tirana is €716 (51 listings). Gross rental yield is estimated at 4.2%.
How we estimate yield: to compare like with like, we divide the median asking rent per m² × 12 by the median asking sale price per m² of apartments in the same city. By typology, it is the median annual rent of, for example, 2+1 apartments divided by the median price of 2+1 apartments. It is a gross figure (before vacancy, maintenance, fees and taxes) and uses asking prices on both sides.
What do other sources say?
Figures from other sources, which our articles cite. They are not calculated from hyrja.al listings and are never mixed with them.
- Century 21, first half of 2026: average rent €590 a month for a 1+1 and €954 for a 2+1 (13 city zones). A 1+1 cost from €330 (Kinostudio) to €850 (Liqeni Artificial). via Monitor, 8 August 2026
- INSTAT: rents up 3.2% year on year in September 2026, down from 8.5% in January 2026 (national figure) (databaza.instat.gov.al)
Methodology
The asking-price figures are calculated by hyrja.al from the listings published on the site. They are medians (the middle value), so a few very cheap or very expensive listings don't distort them. The official figures (reference prices and the Bank of Albania index) are shown as published, with their source and the date we checked them.
- Source: apartments for sale and for rent listed on hyrja.al on the date shown (asking prices, not transaction prices)
- Apartments only (apartments, studios, penthouses and duplexes); houses, villas, rooms, land and commercial property are excluded
- Price per m² = asking price ÷ gross area; prices in Lek or USD are converted to EUR at an indicative rate
- A figure is published only when at least 5 listings are behind it; below that we show “Not enough data”
- Gross rental yield = median annual asking rent per m² ÷ median asking sale price per m² (by typology: median annual rent ÷ median price of the same typology)
- Monthly and past figures use the listings live today that were already listed on that date, at the price they had then (from each listing's price history); listings removed since are not included
- A city includes all its neighbourhoods; the number of listings behind each figure is shown next to it
