Apartment prices in Tirana by area in 2026: what a square metre costs in each neighbourhood

In the second quarter of 2026, an apartment in Tirana sold for an average of €2,116 per square metre, with a median of €1,982/m², according to the Keydata Albania index published by Çelësi Media Group. But the city average says little about your neighbourhood: on the same index, the average ranges from about €1,530/m² in Unit 11 (Zogu i Zi, Laprakë) to €2,962/m² in the former Blloku. On a 70 m² flat, that gap is more than €100,000. Below you will find prices for each unit, the neighbourhoods each one covers, and how to use these figures when you buy or sell.

Apartment prices by area: the full table

Keydata splits Tirana into administrative units and 32 cadastral zones. The table compares the average apartment price in the second quarter of 2019 and of 2026, based on figures published on 4 August 2026. The neighbourhoods and landmarks are the ones the index itself uses to describe each cadastral zone.

For Unit 1 (Shkozë, Sauk, Linzë, Lanabregas), the figures published by different outlets do not match, so we have left it out. Some neighbourhoods appear in more than one unit, because cadastral zone boundaries do not always follow neighbourhood names.

Where prices have risen most

Over seven years, from Q2 2019 to Q2 2026, prices rose in every area, but not at the same pace. The biggest increase was in Unit 6 (Kombinat, Selitë, Yzberish), +151%, from €672 to €1,687/m². The smallest was in Unit 8 (Selvia, Tregu Industrial), +85%. In short, the outskirts are closing the gap with the centre, even though the centre remains far more expensive in absolute terms.

The second quarter: prices pause rather than fall

According to Vox News, the average price in Tirana fell by about 1.2% in Q2 2026 compared with Q1 (from €2,143 to €2,116/m²), while the median fell about 3%. Inside the small ring road the average was €2,426/m² (median €2,233); outside it, €2,003/m² (median €1,925). In the former Blloku the average slipped from €3,003 to €2,962/m², about 1.4% lower.

Ylli Sula, director of Çelësi Media Group, links this to the property revaluation scheme, according to Publik.al:

Cutting the tax on the gain from selling a property from 15% to 5% with the start of the revaluation has created more flexibility.

In his view, this has given sellers room to negotiate and sale prices have come down by about 3–4%. Other agents quoted in the same piece also link the slowdown to SPAK investigations and the seizure of luxury properties. The Bank of Albania's picture is similar: house prices in Tirana were 9% higher than a year earlier in the first half of 2026, but the average time to sell in the capital rose to 9.7 months, from 8.1 (Monitor, 23 September 2026). What a 70 m² apartment costs in each area

To turn the price per square metre into a more tangible number, we multiplied each area's average by 70 m², a common size for a large one-bedroom or a small two-bedroom flat. These are indicative values, not asking prices.

How to read these figures

  • They are averages, not the price of your flat. Within the same unit, a new building with a lift and parking can cost far more than a 1980s block.
  • The index mixes resales with new builds. According to Vox News, most of the market the index reflects is resales.
  • The asking price is not the sale price. According to the Bank of Albania's survey, most sales in the first half closed at the initial asking price or up to 5% below it.
