About this property
Position Within Ksamil and Daily Access
This apartment is located in Olive Coast Residence, in a part of Ksamil that sits close to the center while remaining slightly outside the most crowded streets. When you come to see the property, the first thing you’ll notice is how compact the area feels — most daily needs are within walking distance.
The center is nearby, which means easy access to restaurants, small supermarkets, and services that operate throughout the summer season. The beach is also reachable on foot, and in Ksamil this becomes an important detail, especially in July and August when traffic and parking can become difficult.
During peak season, this part of Ksamil is active. There is movement throughout the day, and the surrounding streets reflect the typical summer rhythm of the village. At the same time, being positioned slightly away from the immediate center reduces direct exposure to the busiest spots.
Outside the summer months, the area becomes significantly quieter. However, properties located close to the center tend to remain among the most functional during the year. This is one of the reasons why buyers exploring apartments for sale in Ksamil often focus on similar locations.
Surface and Space Usage
The apartment has a total surface of 78.84 square meters and follows a 1+1 layout, with one bedroom, a living area with kitchen, and a bathroom.
In practical terms, this size is considered functional for this type of apartment. It allows enough space for comfortable daily use without creating unnecessary maintenance. When you walk through the apartment, the layout feels clear and direct, without unused areas or complicated divisions.
The living space usually becomes the central point of the apartment. This is where most daily activity takes place, especially during the summer when natural light and connection to the outside environment play a bigger role.
The bedroom is separated, which provides privacy and makes the apartment suitable both for personal use and for short-term stays. This structure is one of the reasons why 1+1 units remain among the most consistent options in real estate Saranda and Ksamil.
First Floor Practicality
Being on the first floor is a practical advantage that becomes more noticeable over time.
Access is simple and direct, without the need to rely heavily on elevators or multiple levels. During the summer, when buildings are fully occupied, this makes movement easier for both owners and guests.
For those considering rental use, this detail often simplifies check-in and check-out processes, making the apartment easier to manage on a day-to-day basis.
Mixed-Use Development Structure
Olive Coast Residence is designed as a development where residential apartments and hospitality elements are combined. This creates a setting where some units are used privately, while others function in a more service-oriented way.
From a practical perspective, this type of structure tends to support short-term rental activity, as the building itself is already aligned with that use.
The development also includes organized shared areas and a more structured layout compared to older constructions in Ksamil. These are the kinds of details that become more important once the property is in use over time.
What You Notice On Site
When you visit the property, you’ll see that the area is still developing, with a mix of newer buildings and existing ones. This gives a realistic sense of how the neighborhood is evolving.
It’s not a fully dense area, and there is still some space between buildings, which contributes to a more open feel compared to more compact parts of Ksamil.
Personal Use
If you’re considering this apartment for personal use, the main advantage is how manageable everything is. You’re close to the center, close to the beach, and the apartment itself is easy to maintain.
At the same time, it’s important to understand the seasonal rhythm of Ksamil. During summer, the area is active and social. Outside of that period, it becomes quieter and more relaxed.
This type of property is generally suitable for those who are looking for a place to use during holidays or for shorter stays throughout the year.
Rental Perspective
From an investment point of view, this apartment fits into one of the most requested categories in Ksamil.
One-bedroom units are commonly searched by couples and small groups. When people look at sea view property in Albania or coastal apartments, proximity to the beach and ease of access are usually key factors.
The size of 78.84 m² keeps the apartment practical while still offering enough comfort for guests. This balance often works well for short-term rentals.
Within VivaView Real Estate, similar properties tend to remain active in the market because they meet consistent demand.

Our Story
From Building in Crete to a New Vision for the Albanian Riviera
Our story began in 1999, long before VivaView was established. Two workers, a small construction site in Crete, and a shared ambition: to build quality homes and lasting trust.
The early years were shaped by hard work, dedication, and attention to every detail. Step by step, a modest beginning grew into a construction business with a team of over 100 workers and more than 100 homes built by 2007.
For us, success came to life when we handed over the keys and families stepped into their new homes. Every completed project strengthened our belief that building a home carries a responsibility to the people who will live in it.
The financial crisis that began in 2008 and later severely affected Greece marked a turning point in our journey. As construction slowed and projects were put on hold, we reconsidered our future and made the decision to return to Albania.
We brought home the experience we had gained, our commitment to quality, and the ambition to build in our own country. That return laid the foundations for a new chapter one that would eventually become VivaView.

What it really costs
Indicative figures based on official tariffs and usual practice in Albania. Confirm them with the notary and the agency.
Total cost of buying
How these are calculated
The notary fee is a percentage of the contract value that falls as the price rises. If the declared price is below the official reference price for the area, the notary calculates it on the reference price. Ask the notary for the exact amount.
ASHK (State Cadastre Agency) fees are fixed amounts in lekë set by government decision.
Under the Civil Code (article 708) the buyer pays the notary and ASHK fees unless the parties agree otherwise; the seller pays the tax on the capital gain. Any other arrangement goes into the contract.
Not included: the annual building tax, 0.05% of the taxable value set by the municipality (usually a few thousand lekë a year for a flat).
