Villa for Sale in Lekursi, Saranda
This 220 m² villa for sale in Lekursi is part of a planned residential resort of villas in one of the hillside areas of Saranda. The property is arranged over two residential floors, with an additional underground parking level, and has been designed around private residential use rather than a conventional apartment layout.
The villa includes three bedrooms, three bathrooms, an open living and kitchen area, a separate space that can be used as a games or leisure room, a private swimming pool and underground parking for two vehicles.
Location in the Lekursi Area of Saranda
Lekursi sits on the elevated side of Saranda, away from the dense line of apartment buildings and tourist activity directly along the waterfront. It is an area where villas, smaller accommodation properties and lower-density developments are more common.
This difference is important when considering how a property will actually be used.
During the summer, central Saranda and the main coastal areas become considerably busier as the population increases with seasonal visitors. Lekursi has a different residential character. Access to the centre, beaches and everyday services is generally made by car, so it is better suited to owners who value private space and vehicle access rather than being within immediate walking distance of the promenade.
Outside the main summer season, Saranda becomes noticeably quieter, while the property continues to function as a conventional private residence. For someone considering a villa for personal use throughout different periods of the year, this can be more relevant than proximity to seasonal nightlife or the busiest tourist streets.
Because the exact position of this villa within the future resort has not yet been specified, we do not state an exact walking or driving distance to the beach, Saranda promenade or the city centre. These details should be confirmed against the final project location before being presented to a buyer.
How the 220 m² Villa Is Organised
The property is distributed across two residential floors plus one underground parking level.
The main living areas include the living room and kitchen, with the layout providing enough separation from the three bedrooms for the villa to work comfortably as a primary residence, holiday property or longer-stay home.
There are three bedrooms and three bathrooms in total. This bedroom-to-bathroom ratio is practical for families and also for a property that may occasionally accommodate guests, as it reduces the dependence on one shared bathroom.
In addition to the conventional living areas, the villa includes a dedicated space intended for a games or leisure room. How this room is eventually furnished can depend on the owner. It could remain recreational, or be adapted to another compatible use depending on the final technical layout and individual requirements.
The private swimming pool forms part of the property itself rather than being presented as a shared resort facility. This gives the villa a different day-to-day use compared with apartments or developments where outdoor facilities are communal.
Underground Parking for Two Vehicles
One practical element of the layout is the underground parking level.
There is space for two cars, and the parking is included with the villa. For a property in Lekursi, where owners are more likely to rely on a vehicle for regular movement between the villa, central Saranda and the surrounding coastline, this is an important functional part of the property rather than simply an additional feature.
Keeping vehicles below the residential levels also allows the principal areas of the villa to remain focused on living and outdoor use.
Private Villa Within a Planned Resort
The villa will form part of a new resort composed of villas in the Lekursi area.
This means the property should be considered differently from both an isolated standalone house and a standard apartment in Saranda. The owner retains the private characteristics of a villa — including the pool, residential floors and dedicated parking — while the property sits within a larger planned development.
As the resort is still to be constructed, buyers should review the final project documentation, construction specifications, common-area arrangements and management structure as these become available. These details are particularly relevant for anyone purchasing during the development phase and should form part of the normal due-diligence process.
