How much did house prices rise in Albania in 2026?

According to the Bank of Albania, 10% over the year and 0% over the first half of 2026. The Bank's Fisher index measures the prices of homes sold, from a survey of 230 agencies and construction companies. Whether this signals a bubble is analysed in is there a bubble in the property market.

How much does a square metre cost in Tirana?

The Keydata Albania index of Çelësi Media Group is built from sale listings, according to its methodology, so it measures asking prices, not prices paid. Prices for each zone are in apartment prices in Tirana by zone and on the Tirana price page.

What does Deloitte say and how does the region compare?

The Deloitte Property Index measures asking prices for new homes, so it does not match the indices above. The Ekofin article summarising it does not give the period of the data, only the edition. The full comparison with Pristina, Skopje and Sofia is in house prices in the region, and the gap with official values in the reference price versus the market.

How many properties are sold in Albania each year?

36,027 sale contracts were registered with ASHK in 2025. The figure leaves out most pre-sale contracts for homes under construction, so real sales are higher; the full explanation is in how many properties are sold in Albania.

How large is housing credit and what are the interest rates?

The outstanding amount was 267.7 billion lek in September 2026, about 2.94 billion € at the official rate of 4 November 2026 (1 € = 91.00 lek). The effect on a household budget is calculated in how many salaries an apartment costs; offers and rules are in home loans.

Two Bank of Albania sources give different growth for the end of June 2026: the Financial Stability Report +12.5%, the same method as no. 26, while the Governor mentioned +16.1% at the meeting with banks. The sources do not explain the gap. One possible reason, in our assessment, is the stronger lek, which lowers the lek value of euro loans.

How much is being built in Albania?

INSTAT (the national statistics institute) reported 460 permits for new buildings in the second quarter of 2026. The figures are preliminary and come only from municipalities, without permits from other institutions. What to check when buying off-plan is explained in more building permits, less value.

How much do foreigners and the diaspora invest in property?

In the first half of 2026, 609.6 million € of foreign direct investment went into real estate, 53% of the total. The Bank of Albania notes that growth in the second quarter was strongly influenced by one large development project, so it should not be read as broad growth in demand. Steps and further figures are in the diaspora and foreigners in the property market.

For the second quarter, the Bank of Albania notice gives 741 million € of foreign direct investment and about 347 million € of remittances.

How much does rent cost in Albania?

There is no official statistic for rent in euro by city. INSTAT publishes only the national change in rents, while for levels we have one agency's transactions in Tirana, not the whole market. Neighbourhoods are in rent in Tirana by neighbourhood, and the ratio of rent to price in rental yield by city.

What do listings on hyrja.al ask?

These are not market statistics. They are asking prices from one month of listings on hyrja.al, a small sample: not sale prices, not signed rents and not the market as a whole. We publish only medians with at least 5 listings and show their number (n). Included are published apartments of 20 to 400 m², with a sale price of 300 to 12,000 €/m² and a rent of 100 to 6,000 € a month. Status on 4 November 2026.

These medians depend on which properties were published that month and cannot be compared directly with the official figures above. The regularly updated view is on the market pages and in the monthly market report; current listings are at apartments for sale in Tirana and homes for rent in Tirana.

How we calculated this

  • Official figures were taken directly from the institutions' publications and, where shown, from the media that published them. We have also summarised the latest autumn figures in the property market in autumn 2026.
  • Outstanding loans (no. 25) are the sum of individuals' home purchase loans in lek, euro, dollars and other currencies: 267,719 million lek in September 2026, up from 236,055 in September 2025. Tirana's share (no. 28) is 198,721 million lek from the table by district.
  • New loans (no. 29 and 30) are the sum of monthly flows: 53,402 million lek in January to September 2026, up from 50,000 in the same period of 2025.
  • Interest rates (no. 31 and 32) are averages weighted by the amounts of the two categories: in lek 3.24% and 4.25%, in euro 5.01% and 5.09%. For June 2026 the Bank of Albania reports 3.8% and 5.0%.
  • Investment in real estate (53%) is 609.6 million € divided by 1.14 billion €.
  • Exchange rate: 1 € = 91.00 lek (Bank of Albania, 4 November 2026). For hyrja.al listings priced in lek we used a working rate of 92 lek per euro; at the official rate, these euro prices would be about 1% higher. Listings in lek were 22 of 89 for sale and 97 of 138 for rent in Tirana.
According to the Bank of Albania, the price index rose 10% year on year in the first half of 2026 and did not move compared with the previous half-year. In Tirana the annual rise was 9%. A year earlier the national annual rise was 41.7%, so the market is slowing, although prices remain higher than in 2025.
According to the Keydata Albania index, the average asking price was 2,116 €/m² and the median 1,982 €/m² in the second quarter of 2026. Zones ranged from 1,530 €/m² in Unit 11 to 2,962 €/m² in ish-Blloku. These are listing prices, not prices paid at the notary, so the final contract may be lower.
In 2025, 36,027 sale contracts were registered with ASHK, 15% more than in 2024, according to ASHK and NAREA data in Monitor. The peak was 37,900 in 2022. Real sales are higher, because many homes under construction are sold with pre-sale contracts that are registered later or not at all.
In September 2026, new housing loans in lek averaged 3.24% with a variable rate or fixed for up to one year and 4.25% fixed for over one year. In euro, 5.01% and 5.09%. The Bank of Albania policy rate stayed at 2.5% on 3 November 2026. Your offer depends on the bank and on your income.
According to the Bank of Albania survey, about 20% of homes sold by agents in the first half of 2026 went to non-residents, about 85% of them EU citizens. In the same period, 609.6 million € of foreign direct investment went into real estate, but a large part is linked to a single development project.
